Wind Rated and Impact Rated
Wind rated doors are built and tested to resist a set wind pressure pushing in and pulling out. Steel struts across the sections, heavier hinges and stronger track do most of that work.
Impact rated doors go further. They're also tested against flying debris, which matters closest to the water. Glass in an impact door has to be rated too.
Both kinds carry a label on the door showing the design pressure they were tested for. Keep that label; the inspector will look for it.
What Florida Expects
In Florida, replacing a garage door generally needs a building permit. The new door needs a Florida Product Approval, or a Miami-Dade approval, showing it meets the wind load for your house.
The required rating depends on where the house sits, how exposed it is and the size of the door. Near the coast the code may also call for impact protection. The city or county building office makes the call on each job.
Pensacola, Escambia County and Santa Rosa County each run their own building departments. A good installer pulls the permit and books the inspection for you.
Installation Matters as Much as the Door
A rated door only performs if it's installed the way its approval says. That includes the right fasteners into the right framing, the right track and the right spacing on the jamb brackets.
Rusty or undersized fasteners into soft framing are a weak point. A careful installer checks the framing around the opening before hanging a new door.
Looks and Light
Rated doors come in plain panels, carriage styles and modern designs. Windows are available, but they need their own rating, and impact glass costs more.
Composite and fiberglass skins won't rust, which helps near the bay and the beach. If summer heat in the garage bothers you, ask for an insulated door too.
Questions to Ask
- What design pressure is this door rated for, and does it meet the requirement for my house?
- Is it impact rated, and do I need that at my address?
- Is the permit included in the price?
- Which fasteners and brackets are you using, and are they rust resistant?
If your current door is sound but older, a bracing kit may be an option. For prices, see the new door cost guide.
